It's increasingly becoming impossible to buy new homes without an HOA. We need a bill to take on and reform HOAs as they proliferate. Something that gives protection to homeowners. - Make HOA boards publicly auditable with open record requirements when they get to a certain size (over 10 units). Meetings should be open to the public. When they get big, they function as quasi-government entities and should be treated as such. - HOA reporting requirements with an HOA registry. Dues, contact information, dispute history with neighbors, etc, should all be reported, and information should be available and disclosed to buyers. - Do not allow any compulsory funds to go to lobbying. HOAs can create a separate bank account or 501c or something where people can volunteer funds, but primary funds levied on homes in the HOA can't go to political lobbying, only improvements and upkeep. - Have a standardized framework for disputes and arbitration. Put caps and limits on fines. Prevent HOA board harassment. Have a board recall procedure in state law. - Have a high bar for creating new HOAs by developers with more guard rails in place by default. State law should discourage them in almost any detached home situation to the fullest extent it can. - When an HOA doesn't own materially necessary shared areas or property, have a lower bar process to have a property leave or a set of properties split off from an HOA without a majority vote.

Most HOAs are 501(c)(7) orgs but some are 501(c)(4) orgs. Both types mean HOAs, while a "nonprofit" organizations, are not tax-exempt non-profits. Both types 100% are legal to lobby for both positions and candidates and they absolutely do, especially in California. You may be… Show more

recently drove into Manhattan with a friend who was moving his stuff into the city and… it was literally the worst experience ever. pure gridlock. took us 20 minutes to go 6 blocks. anyone who drives in the city on a frequent basis is a masochist

Funny when people propose individual solutions to the housing crisis that wouldn't scale "Just get a better job", "just move to the suburbs", etc. My brother in Christ 20M people wanna live in New York and there's only 4M apartments, it doesn't matter how good everyone's job is

I really need San Franciscans to understand that LA has exactly the same quality of public transit that SF has. That quality is mediocrity; you can generally get to major destinations near you slowly, and if you’re traveling more than 5 miles, set aside 1.5 hours
