The above is a more stylized rendering, but the base model isn't too far off.
The key is that we're building on a smaller lot. This controls for the unremitting monotony of a lot of 5-over-1s today.
With dimensions of 55' x 120', & light on 3 sides the building is scaled down
We deliberately chose a tripartite design (dividing the building into three distinct sections-a base, shaft, and crown).
This is a classical design principle that gives order while still providing intrigue. We've kept the building as one mass, as opposed to articulating it
Because we're on a corner, we decided to chamfer it, or cut away at it, in order to better honor the importance of the site as opposed to unceremoniously continuing straight on
We've formally submitted our plans to the city, and are working hard to try to prove out some of our ideas.

Likely stucco in the mid-section and crown, brick (in a rusticated style, maybe painted?) on the base, and trying to solve for the cornice

While we're 7 stories, 5-over-1 refers to the construction type, which is wood frame (Type V) over concrete podium (Type I)
Once you have the design figured out how difficult to replicate in other locations?
For anyone who doesn’t know what "5-over-1" is , it’s means five wood framed floors over a concrete podium

In Chicago, a 4+1 is 4 residential level building with parking underground or slightly below ground. Love your design…but does it include parking ?

This is beautiful. I wish more new construction looked like this. The current architecture designs being built definitely has a place, but the classics just gives that special feeling
How do you stop that awful staining you often see on white render in newer buildings?
Absolutely gorgeous. Love the base & top textures & details. Would love to know more about the automated parking system, reducing the area requirements for cars will help a lot of buildings!
Wild that SD allows a repetitive window pattern that doesn't break up the massing or require a bunch of mixed materials.
Wish other cities allowed designs like this.

I'm extremely impressed at this design! perhaps ornamentation from ? Who's the architect and are they allowing this to be copied/altered in other places?
That's honestly not so bad but why is there so little texture in the center part. The reason why the turquoise corner building got away with that were the shutters. Yours doesn't have any so you need to find a new way to make the space between windows more appealing

Really nice! Not sure about what market you operate in - so I can’t speak to codes; but what about parking?
totally read this thread thinking it was you… i thought “holy shit, a man of hidden talents, designing buildings now”.
This looks great, upper east side Manhattan 5th Ave has great examples too. They can go up to 10-12 stories high, build before zoning restrictions, no setbacks.
Finally someone trying to build buildings for the city and the people again. It’s a shame how a mix of suburbia and ugly buildings is spreading. Oh, and let’s not forget the starchitects who only build weird shaped stuff that doesn’t integrate into the city grid.

Sorry, developers want it as cheap as possible. No ornaments. Flat walls and frameless windows is the best we can do 
YOU are what’s been needed for so long. Any neighborhood would feel enriched by your designs.

Fire barrier or fire wall? In either case, place cont furring walls on both sides of it. You really shouldn't be penetrating it.
The stylized rendering is literally 10x better. The submitted rendering is still a tear down in 20 years. Nothing classic or all that much better about it. Why not give up a fraction of the upside to create something beautiful that will endure? Show some actual courage.
As an architect, I am disgusted at the use of image based AI. Why would you want a robot to do the most human part of the job (art)?
