Newsom waiving CEQA and CCA rules for rebuilding (good) but explicitly making sure that the process does *not* unleash a large net increase in units (bad). Rezone to allow denser, more fire-resistant structures.

It's worse than bad. It's nuts. Wasting a once in a century chance to make changes that better fit modern patterns of life. All to satisfy a bunch of nanny staters.

100% disagree. This is not about reshaping the landscape to fit a different narrative. I have little sympathy for supporting rich celebs who "boo hoo" got they houses burnt. But making it an excuse to turn the area into yet-another urban hellscape isn't the answer either.
Well by not allowing more density these reforms will get less opposition. Probably more opposition to density after the fires.
If youโ€™ve spent the last week fighting off looters, youโ€™re probably not in the mood for granting greater density. Youโ€™re probably moving right and want to down zone burned areas.

i agree with the premise but isn't it bad to build a bunch of new houses inn the same place a bunch of houses just burned? are fire-resistant structures that much less likely to burn that they would have fared better over the past few days in the same locations?
That only makes sense if it's supported by infrastructure, such as adequate evacuation routes, fire protection zones, etc. Otherwise the next event will be deadlier. Of course, we SHOULD support it with infrastructure, but that'll be opposed by NIMBYs.

The max insured value of those forced into FAIR wonโ€™t cover the replacement costs of these houses given the materials and structural changes needed/required. Adding density or MF makes no economic sense.
How would they justify the thicket of regulations like environmental and traffic impact reviews that exist for new construction if they just toss that aside for replacement construction? Only way is to allow things to be restored unchanged.
Newsom is opening the debate. Bass' comments suggested a wider geographic application to the rest of the City. Think we're seeing a mindset change among Dems.

No, man. This area should not be developed at all. Can you imagine how many deaths wouldโ€™ve occurred if the palisades was full of high rises?
This is genuinely bad and shows that Newsom is only concerned about donations from wealthy residents (i.e. keeping property values high) rather than good policy. Short-sighted, as always. Iโ€™m no Rick Caruso fan, but I would be interested to hear his opinion on Newsomโ€™s action.
no this is wrong approach this shouldn't be seen as a free for all he's changing rules to benefit himself we need less homes there more defensible space more water more roads insurance coverage you have to take care of all of those 1st otherwise it will burn again and lives lost
Digression but like some states have hurricane shutters maybe CA homes need tiles like spacecraft have that never burn up? Prevention is best but there wouldโ€™ve been plenty of time for many houses to put up their fire shutters and build roofs of them.
In the middle on this. Allow more market rate in urban areas. But high density shouldn't be forced on residents against their will, especially since "progressive" urbanism brings crime, craziness & dysfunction. & families need space, not smaller cages to live in.
Honestly I don't know if the place that just burned to the ground and is poorly served by public transportation is where you want to do your net increase in units but I don't agree with that provision either. I'd like to see a 2-year emergency suspension of those regs everywhere.
Heโ€™s already been forcing municipalities to increase the net supply. Thatโ€™s a completely separate issue in our housing crisis and doesnโ€™t just apply to fire ravaged areas.
Matthew, these are real humans who've have lost their California dream home in a country where homeownership is the prosperity gospel that will actually make you wealthier. You're absolutely right, but it sounds like the plot of kids movie,ur the bad guy

Maybe he wants to avoid a large net increase in units because that would reduce the property value of Prop 19 beneficiaries that constitute a core political base?
So we're supposed to believe that this is all due to climate change but think it's ideal to rebuild in 1- an area that has a proven track record of high fire risks 2- allow shoreline reconstruction in areas that the supposed warming is going to be underwater in less than a decade

Denser without much greater infrastructure to control fire spread? That equals greater death tolls next time as emergency evac gets much more difficult. And there will be a next time.
Stop building up against natural areas. Stop having 12 children. Drastically cut fossil fuel use. Blame the right wing for seeking $0 in taxation but ample free services like fire fighting and brush clearing. It is insanity. #ClimateCatastrophe is here. The road ahead is bleak
