Very ugly. Will immediately make people hate the upzoning. The following QT is much better. If it costs too much, they should get near property owners involved. You can either make their properties worth more with a new build, or worth lees.

It’s just a shame SF design policies turn out trash. SF has a very unique vernacular, all the new stuff going up honestly looks like what London was building 15 years ago.
I boggle that people don’t like this. I want them to build ten thousand of these so I can afford to buy a unit. I’d move in tomorrow.
It needs to be taller. Projects aren't good unless they torture and make life miserable for all the NIMBY neighbors. I hope it falls over on adjacent homes, destroys them, and then they build something even bigger and more value-engineered in its place
Remember, this is California where zoning is only the first of roughly 268k hurdles that need be cleared to build something. If this is actually constructed, I will happily send you money to buy a beer.
So ground up starts at what $1200 psf? Plus additional soft costs this could end up being a $20mm project with 2 BMR units out of 8 and three parking spots. The math here makes zero sense. They’ll likely try to sell the lot with the entitlement.
