yeah imho the solution is simple -- 3 zones, residential, commercial, industrial. industrial can't be next to residential. that's it, no subcategories in residential or commercial (and they can overlap!) -- let's call it the "Sim City Plan" ๐Ÿคฃ๐Ÿคฃ๐Ÿคฃ
thank you for pointing out that subsidized housing is a tax on development. coupled with an in-kind benefit rather than cash which creates dead weight loss. and the two are hypothecated and hypothecation is a fallacy.
