For evidence that this makes cities much more interesting, go walk around ~any neighborhood in Tokyo. There's a whole ecosystem of small-scale entrepreneurs running tiny businesses that work bc commercial rents are low and build-outs are inexpensive.

Moses, isn't the problem that small retail spaces don't typically have the plumbing for a bathroom... so if you have a single person working he needs to close while he walks offsite for a bathroom

Have you tried to rent a commercial space in Tokyo? The terms are not tenant friendly. Months of “key money”, even more deposit and upfront rent…

I mean I agree. It’s also really hard on the landlord sometimes. Insurance liability etc.i think there is a bigger problem here and I don’t know how to fix it.
