The Special Clinton District was created in 1974 to stop gentrification by making it extra hard to build housing in this area. It's now one of the most expensive neighborhoods in the city. Oops.

Incorrect - it is has remained one of the more mixed-income and affordable areas of manhattan (stats below even include the wealthier Chelsea area) not everything is a “gotcha” moment

Not sure I would agree it’s “one of the most expensive” - Clinton hill is kind shitty overall. It’s definitely more expensive than parts of Harlem and the Heights, etc.
This is interesting that gentrification was perceived as a threat to Hell’s Kitchen given how rough it was at the time, no? Can you say more about? I understand there were restrictions on height. As a YIMBY, I’m still torn about the area as I have a soft spot for the elegant

It's expensive and also a complete dump full of 120 year old houses run by the most crooked landlords in all of NYC The only thing preserved from 1974 is the roaches and like a dozen people that inherited some rent control
I love how local property owners can force a larger payout in the long-term by organizing 'democratically' as a neighborhood against the interests of their city or country. Totally not a form of capture
I lived in that neighborhood and the irony is it’s kind of run down? Like once you get past 9th there just isn’t much happening and parts of that far west side are kind of industrial. Lots of car dealerships? It’s genuinely strange in places.

This is probably one of the few parts below 72nd street you can get a 2 bed for under $3,500 when that would be impossible in the 4 neighbourhoods it borders.
Did you accidentally pull some of the figures for the west corner of billionaires row? Hell's Kitchen isn't anywhere close to one of the most expensive neighborhoods (nor is it the one of the cheapest)
Oh so what you're saying, is that we had areas of depressed real estate and rather than filling it up with low income housing, we let it appreciate to be a place people want to live?
