The FT comment section generally has pretty good takes such as this. And this aptly describes another way that politicians abuse their positions.
Cue a leftist saying "If you can't afford to make repairs to damage caused by young children while charging only €800 in rent, then you can't afford to be a landlord."
Rent control as another example of the Curley Effect, where politicians select dumb voters by passing dumb policies that push out smart.

The rent control idea is for the crowd who doesn’t understand how second order affects work.
Seeing a lot of haves commenting. Rentseeking and nimby is what has made it dis-functional. Housing is not an investment category. Plenty of other venues to park your money without doing it at the expense of young families.

I don’t get this. Why would they choose the family if there wasn’t rent control? Because they could hypothetically outbid the old lady? Now they have to live on outside of Berlin? Cant they just find a more expensive apartment in Berlin?

Thats the areas with rent control, the prob is also the much smaller amount of free market options triples. Another prob is you wouldn't complain if your building is crumbling because you'd lose rc. So nobody fixes anything and doesn't need to

Well, it seems like private property and the market are deeply incapable of providing decent housing.
Compare this to German markets where rents are artificially high, such as landlords in special programs for renting to immigrants or American soldiers.
Those landlords actively prefer families, even if they don't get more rental income from them.

So yeah, you can get the couple in for 1600€, they will spend 60% of their disposable income in housing, don't spend much in the real economy and then you are going to complain because government spends a lot of money on childcare.
It's good when you've got a long contract...but then you also start making life decisions about not being able to afford to give up an apartment because the contract is 15 years old and the rent is 3 times less that the current rate...
The alternative would be for governments to build housing with good public transportation, perhaps subsidized by property taxes from "location, location, location" with higher land values.
I own an apartment and the day i have to rent it out, i will just sell it and use the money to invest in ETF. Property investment is a nightmare. Spend 500k and get 738€ rent.
